In Sardinia there are eight thousand properties on a market that for real estate agents is like an (almost) unexplored prairie: that of auctions. Indications and coordinates for insiders arrived during the seminar organized by Fimaa Sud Sardegna (Italian federation of business brokers agents of Confcommercio) which was held today in the Giorgio Pisano hall of L'Unione Sarda. Title: "The profession of the real estate agent and the specialization in real estate executions and insolvency procedures".

The goal is to create a new professional skill that brings advantages to those who are forced to sell in Court due to debts, and can be able to obtain, with certainty, a higher selling price than that set at the auction base. But also to those who buy, who are guaranteed in the face of possible pitfalls hidden in the deeds of each building. And also to the bank, which otherwise risks holding eroded or uncollectable credits due to lack of offers.

«Form yourselves. In the real estate auction sector there is a lot to work on but no room for improvisation»: this is one of the messages launched by Mirko Frigerio, who held court with his lecture in front of around one hundred real estate agents. Professor of Marketing and Big Data Analytics at the Master MBA in business administration, he is considered the national point of reference in the sector, for having developed alternative strategies to just judicial recovery: «In Sardinia, official numbers, there are about 8 thousand properties up for auction. But they are more and will grow due to the crisis», he explains, «70% is made up of residential buildings. But there are also accommodation facilities and warehouses».

Delicate sector, that of sales in court. Anyone who sells is forced to do so: "And the agent can come asking for a mandate to obtain a higher price than the starting price, also negotiating with the bank to extinguish the debt", he underlines. But the agent «can also be a consultant to the buyer. Often the Court treats goods with abuses. Not loanable and not salable in those conditions. You have to know the charters and the rules».

"Our associates have opened their eyes to a market segment that is gold," said Marco Mainas, president of Fimaa Sud Sardegna at the end of the day. And for the approximately 400 affiliated affiliates there is also another opportunity. The association has signed an agreement with the L'Unione Sarda group and its advertising agency Pbm: with an insert and publications in all the group's media, thanks to an agreed communication package, they will be able to promote all their activities.
