Rooms listed as warehouses but passed off as hotel rooms, and over €12 million undeclared to the tax authorities. This is what the Olbia Financial Police, under the coordination of the Sassari Provincial Command, discovered in a condominium complex overlooking one of Porto Cervo's most exclusive beaches . Behind the facade of a condominium building, an illegal residence was hidden, which from 2018 to 2024 allegedly generated over €12.5 million in undeclared income, with tax evasion estimated at approximately €4 million.

The operation revealed a well-organized system: the condominium operated as a tourist accommodation facility, with a manager, reception, staff, and centralized cleaning and laundry services. However, the premises were registered in the land registry as warehouses or "empty sanitary spaces" (unsuitable for residential use).

During their inspections, the financial police identified tourists staying in unauthorized accommodations, often lacking natural light and ventilation. In several cases, overcrowding was also noted, with rooms transformed into makeshift dormitories, in violation of health and safety regulations. The investigations confirmed criminal liability related to unauthorized construction and violations of urban planning and landscaping regulations. The financial police began with on-site inspections and collection of statements from guests, then delved into the tax implications, discovering that the underlying cause was a genuine unauthorized hotel operation. The tax offenses alleged against the condominium administrator are still being investigated by the Tempio Pausania Public Prosecutor's Office.
