The urban planning concept is ambitious because it corresponds to a specific political project: to heal a previously open wound in the city, regenerating a disused industrial area with new services, more greenery, and, above all, greater dignity. For San Benedetto and the entire area stretching from Via Bacaredda to Via San Rocco, encompassing the former Marino Cao furniture factory, it will be a revolution.

A proposed resolution voted on by the city council provides a tool (the PIRU, integrated urban redevelopment programs) that incorporates the project ideas of private individuals (owners of the area) and provides "suggestions," or rather, precise guidelines in the interest of the community.

For example, how to invest the development costs of new residential buildings in an underpass connecting to the market area, in a large square with plenty of greenery and street furniture, services, small businesses (neighborhood ones, to be clear) and an underground area dedicated to public parking (as many as 164).
