Six months: that's the average time it takes for someone selling a house in Cagliari to find a buyer.
The estimate is contained in the latest survey by Immobiliare.it Insights.
The report highlights Trieste as the Italian city where apartments sell the fastest, averaging 5.3 months, a 12% decrease from a year ago. Bologna also ranks third, with 5.6 months (-4%), and Milan, with 5.8 months. In the Lombardy capital, however, the timeframe has increased slightly, at +3%. In Italy, more generally, a property for sale remains on the market for an average of 7.5 months, unchanged from 12 months ago, while a property offered for rent remains available for less than 6.5 months, a 5% decrease.
Trieste, Bologna, and Milan – the study highlights – are the only three cities where the time on market averages below six months. In most cities, however, the average age of unsold properties fluctuates between six and seven months. In Cagliari, as in Florence, the average time on market is exactly six months. Turin (6.2), Naples (6.3), and Genoa (6.4) follow.
In Rome, Verona, Catania, and Como, properties for sale have an average age of 6.5 months; the figure rises to 6.6 in Padua and Palermo, 6.8 in Bari, and 6.9 in Brescia and Parma. Parma is also the city that has seen the most significant increase in the last year (+10%), a sign of slower take-up. The longest times overall are in Bergamo (7 months), Venice (7.4 months), and Messina, where the time on market actually exceeds 8 months, settling at 8.4.
Trieste also holds first place in rentals: the average listing age is 4.4 months, a 21% decrease year-over-year. In second place, tied but well behind the top spot, are Naples and Verona (5.2 months), followed by Florence, Cagliari , and Padua (all 5.3 months).
