The pandemic affects the real estate market: Sardinians are looking for larger houses than in the past, suitable for smart working and distance learning, preferring the urban area over the city center.

On the island, the largest number of transactions took place in the province of Cagliari, 5,767; in the capital the demand asks for medium-sized apartments (85/115 sq m).

This is the state of the art of the real estate market in South Sardinia according to data from Fimaa (Italian Federation of Business Agents Brokers) of Confcommercio Sud Sardegna.

In 2020, transactions decreased by 6.8% in the province of Cagliari and 9.8% in the capital, while they fell by 5.1% in the "Urban Area of Cagliari".

Among the most vital macro-areas is the Sarrabus estate (+ 0.1%), which includes the Municipality of Villasimius and the Costa Rei locality, while the other macro-area with a strong tourist vocation "Costa Sud", with the tourist resorts Santa Margherita, Nora and Chia had a decline in transactions of 13.6%.

In Cagliari, the micro-area of San Benedetto, Court, Via Sonnino confirms the great vitality in transactions: it is the area with the highest number of sales in 2020 (250). At the top of the price ranking, in the second quarter, the Poetto district, with 2,583 euros per square meter.

"After four years of intense growth, bank lending to households marked a marked slowdown concentrated in the first half of the year, banks in some cases do not facilitate the purchase, often and willingly asking for suspension clauses to be included in contracts", explained the president of the Fimaa of Confcommercio Marco Mainas.
