The average amount requested for a first home mortgage in Sardinia has dropped to 126,025 euros .

This is what emerges from the Facile.it and Mutui.it report for the second half of 2022.

The value is down by 1.2% compared to the same period of 2021 , a reduction that can be explained by the constant increase in interest rates which frightens would-be borrowers and pushes them to focus on smaller figures .

At the provincial level , the area where the highest average amount was recorded is that of Cagliari (134,236 euros) , followed by Sassari (123,083 euros) and Nuoro (121,514 euros). South Sardinia (107,852 euros) and, by a whisker, Oristano (107,412 euros) close the ranking.

In terms of rates, the dossier reads, " there are less favorable conditions than in the past for both fixed and variable rates and today, for example, according to the simulations carried out by the comparator, an average fixed-rate mortgage can cost up to 36,000 extra euros".

The increase in rates has also pushed up subrogations : «In the first two months of 2023 they represented 11% of the total loan applications collected in Sardinia, a value that more than doubled (+104%) compared to the same period last year year".

Furthermore, higher indices may have contributed to the slowdown in residential property sales : «In the first half of 2022, trade in Sardinia increased by 13% compared to 2021, while a slowdown was noted starting from the second half of the year significant so much so that, from July to December, sales grew by just 4% ».
