The 110% Superbonus on building renovations runs in Sardinia , despite extreme temperatures, inflation and strict restrictions on the assignment of tax credits.
In fact, there were almost 2,000 new construction sites opened in the last two months, with an increase well above the 30% threshold. However, a boom that does not satisfy local construction companies , almost forced to accept assignments in order not to sink and increasingly throttled by the surge in prices on materials and equipment, but above all by the lack of liquidity transformed in recent months almost totally into tax breaks collected by homeowners and not yet collected.
It is no coincidence that more and more companies in the sector have raised an alarm to invoke an extension of the concessions (expiring on 31 December for the villas or alternatively the same day of the following year for the other types of real estate) and more flexible rules on the sale tax credits that allow free and safe circulation between private individuals, credit institutions and financial intermediaries.
As for the numbers, requests in Sardinia have increased by 31.9% since the end of May, with an overall investment that broke through the 1.3 billion euro ceiling, up 25.8% in two months.
"In reality, we could only experience the long wave of last year's boom," warns Silvio Alciator, representative of the manufacturers registered with Ance-Confindustria. «The process to access the Superbonus, including preliminary consultations, inspections and bureaucracy, can in fact last over a year. It is therefore not surprising that today we are recording record numbers. In fact, they could be the result of the initial enthusiasm when the restrictions on the assignment of credit had not yet been established ».
Behind the other side of the coin of this boom there is also the discontent of thousands of small and very small Sardinian realities active in construction. "To survive we have to work - recalls Andrea Virdis, regional leader of Confapi-Aniem - and to do so many are forced to accept assignments even if the profit margins are narrow , in the uncertainty of constantly increasing prices or in the impossibility of transforming cash tax credits immediately. The result, after months of controversy and ongoing changes to the rules, is that we are now under the yoke of credit institutions and financial intermediaries who buy deductions with a dropper, imposing conditions that are increasingly unfavorable for us. So we are forced to use our life savings to pay for materials and equipment, waiting for our tax credits to be paid, perhaps one day ».
