Cagliari is preparing for a change of direction in the world of mortgages and financing, an increasingly dynamic sector, where the reduction of rates by the European Central Bank is having a tangible impact. If at a national level the lowering of interest rates is welcomed as an opportunity to take out mortgages, the people of Cagliari seem to have a slightly different idea: they prefer to act immediately, but with an eye on future renegotiation. A fact that reveals not only the expectations of a city, but also the mentality of an entire territory in search of flexible solutions in times of economic uncertainty.
According to the Changes Unipol research, developed by Ipsos, the ECB's rate cuts, which began in June and continued in the following months, have had concrete effects on Italians' financial choices. 34% of Italians looking for a home believe that such a monetary policy could be an incentive to take out a mortgage, especially for the purchase of a first home. But Cagliari, with its peculiarities, stands out from the national average : 50% of its inhabitants prefer to "act now" and take out a mortgage, but with the knowledge that, in the future, it will be possible to renegotiate it.
When it comes to navigating the financial landscape, the people of Cagliari do not rely on the Internet: 45% prefer to speak directly with a bank or financial advisor. A figure that highlights a tendency towards personalized advice, compared to the use of digital resources such as bank websites (8%) or specialized forums (4%).
Another interesting fact concerns active mortgages. If at a national level only 26% of citizens have a mortgage to buy their first home, in Cagliari the figure is similar, but the Island records a percentage higher than the national average with regard to building renovations: 17% of Cagliari residents have in fact requested a mortgage to renovate their home, a number that exceeds the national average of 13%. For the people of Cagliari, a home is more than ever an investment in improving existing assets rather than an expansion on the real estate market.
The numbers also confirm a reality linked to debt for the purchase of second homes , with only 12% of Cagliari residents having requested a mortgage for this purpose, a low figure that reflects a propensity for saving and caution, even for those who have already resorted to credit in the past.
