House prices in Sardinia are rising again but the protagonists are not only the very strong territorial differences but also the prohibitive price lists in some areas of the island .

According to a study by the regional Adiconsum (on data from immobiliare.it), in February 2023 the average price of homes for sale stood at 2,288 euros per square metre, with an increase of 4.28% on an annual basis.

At the provincial level, however , the highest costs are those of houses in the province of Sassari (2,807 per square metre, + 6.65% compared to February 2022) while in Oristano an average of 1,031 per square meter is spent (+6.27% on year).

In the Cagliari area the average is 2,010 per square meter, with an increase of 6.8% compared to February 2022 and peaks of 2,681 euros in the municipality of Pula against 1,240 euros in the cheaper Uta.

In Nuoro the average price is 1,410 euros per square meter (+0.14% on 2022) while in the province of South Sardinia there are drops of 0.4% on an annual basis, with an average of 1,491 euros per square metre.

Prices are higher in Olbia with an average of 3,127 euros per square meter (+7.2%) and peaks of 4,972 euros in San Pantaleo, while in Alghero 2,554 euros per square meter are sufficient.

However, looking at the average of the most prestigious locations, the figures soar "and by a lot - underlines Giorgio Vargiu, president of Adiconsum - The record for expensive housing belongs to Porto Cervo , where prices reach an average of 7,311 euros per square meter , 220% more than the regional average. Also very expensive are Baja Sardinia (4,638 euros per square metre, with an increase of 16% compared to February 2022), Porto Rotondo (4,612 euros), Golfo Aranci (4,306 euros), San Teodoro (3,507 euros) and Villasimius (3,402 euros) ».
