The balance sheet of the Sardinian real estate market in 2022 closed with a plus sign. The search for properties by foreign customers in the urban centers of Gerrei is unique. An example is Villasalto , where it is possible to find properties at competitive prices , taking into consideration the expected reopening of some mining sites of international interest and the famous radio telescope in the area, which tickles the curiosity of many. At least 4 in a year, buyers from France and northern Italy . Reverse trend for Cagliari, where the number of transactions in the first quarter of 2023 recorded -18%. This, in a nutshell, is the snapshot of the real estate market in Sardinia as of 31 December last year, with a preview of the official data for 2023, by Fimaa which emerges from the comparison of the NTN (Number of Normalized Transactions).

According to the data, the growth in property values did not lead to a contraction in sales in 2022 , recording a +9% , equal to 18,454 homes exchanged, compared to the same period in 2021. The usual annual study by Fimaa Sardegna analysed, re-elaborated the official data from the Real Estate Market Observatory of the Land Agency, the trend in sales volumes in the residential sector of all the provinces of Sardinia using the latest 2022 data compared to 2021. The study also examined a preview of the official 2023 data, highlighting a decline in the first quarter which stands at -18% in Cagliari, partly determined also by the unstoppable increase in variable rate mortgages .

Fimaa Sardegna, in this latest edition of the Real Estate Market Report, underlines that the level of sales in the residential sector in the provincial capitals of CA-SS-NU-OR, in absolute terms, marks a +3% with 3,961 NTN, in countertrend with the national trend which records a number of -50,000 residential sales. In 2022, compared to 2021, the other municipalities of the Sardinian provinces under analysis also still demonstrate an active market: first in terms of absolute values Sassari with + 14% (5,788 exchanges) and Cagliari which, with 5,948 exchanges, is second compared to 2021 data (+ 8%). However, the trend of decreasing population residing in Sardinia is confirmed. The numbers (Istat source) speak of 15,016 fewer residents , with a percentage of -0.9%. In 2023, property prices are stable and in line with market trends: in the second quarter, new homes recorded an increase of 0.5% and existing homes by as much as 0.8%.

For Marco Mainas, president of Fimaa Sardegna , «this is a planned growth . The real estate market showed unexpected performances in 2021 and 2022. The increase in the number of sales in the post-pandemic period has also defined new housing needs and our category has responded to the market by satisfying a significant percentage of demand and overall also outlining greater real estate dynamism". The FIMAA report also reveals a growing interest among young people in the profession, which has recently come under the attention of the Government for the regulation of access to the activity, with an increase in enrollments in qualifying courses and the start-up of new businesses in the Chamber of Commerce, with 1,057 real estate agents active in Sardinia.
