Positive notes in the first three months of 2022 from the sales sector in Sardinia: demand grew by 18 percentage points and the average prices of houses for sale increased by 0.5%. The latter value tends towards stability while the stock on offer decreases (-8.6%), demonstrating a healthy real estate market.

This is confirmed by the quarterly observatory on the Sardinian residential market of the Immobiliare.it portal.

As regards the rental sector, 2022 opens with a significant increase in prices (+ 6.8%) and a corresponding decrease in the number of homes available on the market (-4%), but also in demand which falls by 8.6. percentage points.

CITIES AND PROVINCES - In the Sardinian cities and provinces, the price trend remains stable. The only exception is represented by Oristano, where in the city there is a growth of 5.6 percentage points. The province, on the other hand, remained stable (+ 0.4%).

The province of Sassari is the one in which buying a house costs more: here you have to budget 2,538 euros / sqm, while in the city there is the highest percentage loss equal to 1.7 percentage points. In the province of Southern Sardinia, where prices are recorded that are among the lowest in the region, there is also the presence of a decidedly decreasing stock (-25.6%).

Sassari also does very well in terms of demand: the capital in fact records the highest increase in demand for properties for sale in the region (+ 37.9%).

TREND RENTALS - On the rental front, the average rents requested have grown almost everywhere but even in this case there are exceptions. These are in detail the province of Nuoro (-8.3%) and the city of Sassari (-2.9%). The province of Sassari is not only confirmed as the most expensive, with an average euro / m2 of 14.1 euro, but this also happens in the face of an increase of more than 8 percentage points.

As in the case of the regional trend, even in the various cities and provinces, or at least in almost all, the stocks of properties on the market have decreased despite the decrease in interest in rental properties in Sardinian cities.

The only exception is represented by the provinces where, on the other hand, interest has significantly increased, almost everywhere exceeding 20 percentage points.
