Costa Verde, Sardinia, is experiencing a real estate boom . In particular, in Arbus, Torre dei Corsari, and Marina di Arbus, the second-home market is driven primarily by buyers from northern Italy and foreigners, particularly Germans, French, and Swiss , who prefer detached homes and traditional Campidano houses in need of renovation.

Average prices range between 1,500 and 2,300 euros per square meter, depending on the location and sea view , according to the latest data from a study by Confcommercio Sud Sardegna.

"Medio Campidano is experiencing a very interesting phase in terms of real estate, with positive signs both in urban centers and in the coastal towns of the Costa Verde," emphasizes Marco Mainas, president of Confcommercio Sud Sardegna and vice president of Fimaa at the national level.

"On the one hand, we're seeing families and young couples returning to invest in their first homes; on the other, there's growing interest from buyers from northern Italy and abroad, attracted by the area's quality of life, pristine nature, and tourism potential."

"The biggest problem, however, remains rent," Mainas emphasizes. "Supply is insufficient compared to demand, and this is causing a significant increase in rents," as much as 30%.

In the main towns of Medio Campidano, buyers are primarily looking for detached homes, often with a courtyard or garden. New homes are holding steady or slightly rising, with average prices ranging between €1,400 and €1,500 per square meter, while used homes requiring renovation range between €700 and €900 per square meter.
